Maintenance

Before you move in, each apartment undergoes professional painting, thorough cleaning, and have its carpet or flooring either replaced or professionally cleaned. A final walk-through is conducted by the service manager, followed by an additional inspection with the management team to ensure that your new home is meticulously prepared for your arrival.

You will never need to be present for service to be performed! Our trained service technicians are able to independently complete your service requests.

Yes. Our dedicated on-site maintenance team is committed to ensuring your living experience is comfortable and worry-free. From handling repairs promptly to maintaining the community's facilities, our skilled professionals are here to address your needs and keep our community running smoothly.

To request a repair for an item in your apartment, simply submit a service request through your resident portal on RentCafe, or feel free to contact the leasing office directly. Our team is here to promptly address your maintenance needs and ensure your comfort and satisfaction in your home. For emergency or after hours service requests, you may call (703) 940-0147.

Amenities

Reserved parking is available in the garage for a fee of $75 per month, unreserved exterior parking is available for no fee. Guest parking is available for an additional fee.

Our luxurious amenities include a 24-hour fitness center, pool, pet spa, coffee bar, two outdoor entertainment areas with a grill, fire pit and television.

Our pool and outdoor seating are available for use between 8 AM and 10 PM daily during the pool season.

Yes! We allow a maximum of 2 pets per apartment. Pet fees and breed restrictions apply.

We do not offer furnished apartments, but are happy to recommend a furniture rental company.

We make every effort to respond to all applications within two business days. Once we receive all of your information, we will run a criminal and credit background check on each applicant. The results of the screening may take between two and five business days to be returned to our office.

You can conveniently pay your rent through our secure online resident portal. Additionally, we have partnered with Flex Pay to provide you the flexibility of splitting your monthly rental payments into smaller installments.

As a requirement, we ask all residents to maintain an active renter's insurance policy. You should provide a copy of the insurance policy to our leasing team before or on your move-in date. Failure to provide the policy will result in automatic enrollment in our liability waiver program with a monthly fee of $13.

Xfinity will provide your Cable and Internet services. We will send you the Xfinity representatives' information with your lease agreement.

You may end your lease early by submitting a written notice of at least 60 days prior to the date you intend to move out. Additionally, you will be required to pay an early termination fee equivalent to two months' worth of rent.

Before moving in, please ensure that you contact Dominion Energy to initiate service in your name from the date your lease commences. Our staff will handle the setup for water and sewer before you move in.

It is the responsibility of the resident to handle all utility-related matters.

Location

Yes, the VRE station and several commuter lots are less than 5 minutes away. We offer a free shuttle Monday- Friday from the property to the local commuter lots and VRE station.

Directions

If you are coming Northbound, make a right onto Annapolis way and another right on Marina Way. Our leasing office is at the bottom of the hill in the corner of the building closer to the marina.
